Bangkok Construction Contractor. Project Manager Question

As a Bangkok contractor who has been doing construction and renovation for over 20 years here; we often get asked for advice.One question that seems to come up a lot is:

Do construction and renovation projects require an experienced construction project manager ?

The answer is 100% yes ! Doing any construction project has a certain risk factor and there are many aspects to it. Construction is not easy and it is complex. There are many parts that all have to fit together at the right time, or costs escalate, problems occur, delays are caused and quality can deteriorate.

Over the years we have heard from many expats in trouble who have a builder who has left the project, projects taking double the amount of time, builders not being reliable, quality issues and so the list of problems go on. It happens all the time and is very common. Often a lot is caused by misunderstanding, great expectations of quality, bad luck, choosing the wrong renovation team, not listening to professional advice and thinking its easy. It is not easy. 25 years have taught us this and one of the main issues is not having a trained professional and experienced project manager on site checking and managing the project.

Yes of course the price of a contractor who knows what they are doing and have a project manager involved will cost more than a team with just a foreman. But the correct way is the company with the project manager. It should immediately give you confidence in their abilities and knowledge. As to do a project without one should send warning signals. In Europe all good projects have project managers on site. Especially developments and both residential and commercial. Same with luxury homes or apartment renovations in London. A project manager is essential and worth every bit he/she is paid. It saves you money, time and a whole host of potentially terrible problems that can be very costly.

Our advice after 25 years of construction, renovation and interior design experience is do not do a project unless the contractor has a professional and experienced project manager. Its saves you money !

All of the above were done with a professional project manager who speaks Thai and English. Worked internationally, has certificates and has over 20 years experience in construction. Quality of work is some of the best in Bangkok, time was saved and works were done correctly.

We accept quality condo renovation projects in Bangkok, but only if our clients understand that a project manager is required. If they don’t, we hope they will understand once explained. But if they still don’t and all they want to do is do the project as cheaply as possible and don’t care about quality, then we politely  say…Thank you for asking us, but please go with a less professional team, as we only work with people who understand and like quality.

Average size of our renovations is 100 sqm to 400sqm and above. We do high end interior design if you do not have it already.
